building affordable HOUSING

attainable housing

We work to establish quality affordable housing for homebuyers, renters, and low-income homeowners who need essential repairs performed on their homes. We are working to proactively combat displacement due to rapidly rising housing prices by developing housing that will lead to a mixed-income community.

Homeownership

Homeownership remains the leading way that working families build wealth and stability. Metanoia seeks to build new homes and renovate abandoned houses for first-time homeowners.

We have completed more than 15 units of homeownership housing.

Currently, Metanoia has five residential housing units fully funded and under construction or in predevelopment for homeownership.

After we developed three homes for new homeowners, the North Charleston Police Department reported a 64% drop in violent crime from the year before on Ubank Street.

Based on a 2010 study, new Metanoia homeowners and their households contributed $1.5 million to the local economy over a projected 10-year period.

Metanoia favors the use of local North Charleston contractors to complete housing work.

Homeowner Repair Program

As we worked to support quality affordable housing, we heard from the community that many existing stable homeowners living on fixed incomes needed home repairs. In 2007, we began drawing grants from the South Carolina Housing Finance and Development Authority to begin repairing homes for homeowners. In 2012, the City of North Charleston recognized the progress we had made in this area and made us stewards of the City’s Owner-Occupied Repair program. Metanoia has provided more than 100 homeowners with essential repairs to help them remain in their homes and preserve their leading family assets.

To qualify for the Owner Occupied Repair program, you must live in North Charleston and own your own home.

Quality Affordable Rentals

Metanoia seeks to offer families quality rental housing at a price they can afford. 100% of income generated by our rentals is reinvested back into our neighborhoods through a variety of community-based initiatives.

  • Metanoia renters are offered opportunities for credit repair and financial education so that they can move toward homeownership.

  • Metanoia has renovated or built more than 20 units of rental housing for residents of our community. We currently have another 18 units fully funded and in pre-development or starting construction.
